Sealed proposals addressed to Lennar Homes of Texas Land and Construction, Ltd. (OWNER)
for furnishing all labor, materials, equipment, and performing all work required for the construction
of Johnson Ranch North – Master Tract Phase 2, Unit 5, Unit 6, Unit 7 and Unit 10 - Public
Water, Wastewater, Paving and Drainage Improvements and Johnson Ranch North Unit 5,
Unit 6, Unit 7 and Unit 10 - Private Paving and Grading Improvements will be received at the
Before 5:00 pm CST, November 18th, 2014 plans can be couriered or
dropped at the office of: Lennar Homes of Texas, 1015 Central Parkway
North #100, San Antonio, TX 78232.
Hand delivered to the Bid Opening at 2:00 pm CST, November 19th, 2014 at
32120 Tamarind Bend, Bulverde, TX 78163. This location is within the newly
constructed Johnson Ranch North subdivision, and Tamarind Bend is the 2nd
left off Mustang Vista, approximately 2,500 ft east of US Hwy 281.
Any proposal received after the closing time will be returned unopened. All proposals are to be
lump sum contracts, with the work including all items shown on the approved construction plans.

A mandatory pre-bid conference will be held on Monday, November 10, 2014 at 2:00 pm at
32120 Tamarind Bend, Bulverde, TX 78163, within the Johnson Ranch North subdivision.
(Detailed location is noted above.). Prospective bidders are encouraged to visit the site to
familiarize themselves with the site conditions and scope of work.
Copies of the Plans, Specifications, and Bidding Documents will be on file at the office of the
OWNER (Lennar Homes of Texas Land and Construction, Ltd., 1015 Central Parkway North,
Suite 100, San Antonio, TX 78232), where they may be examined without charge. Electronic pdf
copies of the Plans, Specifications, and Bidding Documents may be obtained from the
ENGINEER on or after Wednesday, November 5, 2014, and prints of each unit may be obtained
for a non-refundable fee of $100 per set.
A Cashier’s Check, Certified Check or acceptable BIDDER’s Bond, payable to Lennar Homes of
Texas Land and Construction, Ltd. in an amount not less than five percent (5%) of the Bid must
accompany each Public Water, Wastewater, Paving and Drainage Improvements bid as a
guarantee that, if awarded the Contract, the BIDDER will enter into a contract and execute bonds
within ten (10) days of award of the Contract. Performance and Payment Bonds shall also be
executed on the forms furnished by the OWNER and shall specifically provide for “Performance”
and for “Labor and Materials Payment”. Each bond shall be issued in an amount of one hundred
percent (100%) of contract price by a solvent Surety company, authorized to do business in the
State of Texas and acceptable to the OWNER.
The OWNER reserves the right to reject any and all bids, to waive any and all technicalities and
formalities in bidding. The OWNER reserves the right to determine which bids are lowest and
best, and to award the Contract on this basis. No bid may be withdrawn for a period of sixty-five
(65) days after opening of the bids. If a submitted bid is withdrawn within said period, bid guaranty
shall become the property of the OWNER, not as penalty, but as liquidated damages, or OWNER
may pursue any other action allowed by law. (B 43-45)
